Hi Sandsters –
Hope all is well with you today.
It’s been too long since I last blogged, and as always, there is much to write about.
For one thing, Spring 2017 is happening in 9 days, which is a lovely thing. We made it through another winter, although we are getting a blizzard on Tuesday. Today we set our clocks ahead an hour (Spring ahead, Fall back), so if you haven’t done that already, you should.
Today, we’ll talk about this Wednesday’s Nearly Famous Rebuilding Seminar, planning your fall project start, remind you to be nice to your fellow man, and share (remind) you of an alternate foundation system that could save you some money. There’s a link below to a video of part of the last seminar at Glen Kelly Real Estate, with some interesting investing advice for you. We talk about why Dream Homes completes some of the hardest projects in the community, though they’re not usually the most glamorous (or profitable).
Nearly Famous Rebuilding Seminar – This Wednesday – Weather Permitting
It will be held this Wednesday March 15th, 2017 (the Ides of March) from 6 pm at the Tuscan Bar and Grill on Hooper Avenue in Toms River, across from the Ocean County Mall.
Speakers: At this point, we know we’ll have Kathleen Dotoli, with her consumer protection discussion, Camille Marotta from Annie Mace with financing options, and either Scott Lepley or Dan Wheaton, architects. We’ll have one of our project managers Tim Tennis there, and I’ll be answering questions about construction and the process.
We’ll focus on Sandsters that are early in the process, and have not completed design work, or chosen a builder or architect. We offer engineering & architectural design advice, RREM guidance at the initial stages, and help with choosing the right builder or contractor. The video is pretty long and not cut or edited but we covered a ton of information that night.
It was a great seminar with everyone learning new helpful information. Glen Kelly runs an excellent organization with many fantastic agents and brokers and the questions and interaction were very lively. We discussed many aspects of evaluating homes for elevation, and the cost benefit equation (is this improvement really worth it?). Camille Marotta, a super lender from Annie Mac and Gary Migliazza from City Title were also in attendance.
As a note, we’ve recently entered into a contract to purchase 13 lots in Bayville from a client that Glen Kelly represents. Jamie Stever was the outstanding agent who brought that opportunity to my attention. Now we’ll be offering 13 beautiful new homes for sale in the mid $200,000 range in the 2017 / 2018. I’ve written about this subject many times in the past, but it bears repeating.
In any endeavor, it usually makes most sense to try and be nice. You get much better results from life with much less stress. If you’re negative and nasty, most people are reluctant to deal with you. In addition, you cause yourself unnecessary stress, which causes heart attacks, strokes and indigestion. All projects have moments of strife, but common decency gets us through most of them quite adequately.
Remember: the objective is to finish your project and get back in your house. It is not to argue over every point in your project scope. Once you are working on a project with a builder you’ve essentially entered a 4 – 8 month relationship. In any relationship, it’s usually better to be pleasant than not.
Common courtesy and calm communication are the solution 99% of the time. A few deep breaths and conversation will resolve most issues.
2017 Scheduling: Critical dates to remember: If you want to get your project completed this year before the summer, you must have plans in hand now and either submitted or about to be submitted to your town. Up and down the shore, we’re running 4-6 weeks to get through building and zoning (Hint from previous blogs – submit zoning as soon as you have the footprint and the stair/entries done even if you’re still working on finalizing your architectural plans.
Perfect Time for Fall 2017: It is however, the perfect time to start working on a September or October 2017 start. Get agreements signed, engineering and design scope started, and get plot plans and architecturals submitted to zoning for review.
There’s no reason you can’t have an approved plan set of plans waiting at the township in July or August, awaiting receipt of your utility disconnect letters. Planning ahead doesn’t cost you any additional money, and the value to you is priceless.
