Hello Sandsters –

Hope you are well and moving along with your project. I wish you a Happy Summer, which started a few days ago. It’s been busy lately and I haven’t blogged as I should have, but here we go…

Today, we have a few summer tips, for construction and health. We review our last seminar on June 14th and let you know about our next one on August 16th (see page 3 below for more info). We talk about planning for fall, warn you about dealing with anyone who is “losing money on your job”, and caution you again to know who you are dealing with. We advise you on how to (inexpensively) correct those flood vent drafts in the winter. Finally, we welcome another new Dream Homes team member as well as 4 new clients.

Heat exhaustion and sunburn can be very dangerous but with a few simple precautions, we can avoid unpleasant issues.  Here are a few simple reminders for good health. 1) Stay hydrated – drink lots of water. Coffee, beer, and soda don’t help – they actually dry you out. If you are well hydrated, your skin is moister (avoiding sunburn) and you are less subject to heat exhaustion 2) Don’t forget sunscreen – even if it doesn’t feel hot. One of the easiest mistakes to correct is to use sunscreen even when it is windy and you don’t feel hot. It’s common (especially at the beach) to have a nice breeze, which makes you feel cool, but meanwhile your body is cooking away. If you are out in the sun, use sunscreen. 3) If you are feeling dizzy, light headed or disoriented, get in the shade and sit down. We regularly warn our crews about the effects of heat which can be very dangerous if ignored. 4) Do realize that you are losing a lot of water if you’re working outside in the summer. We advise drinking at least a small bottle of water every hour just to keep your body stable. Finally, if you do burn, use aloe vera topically, as well as drinking aloe juice to heal your burns.

Flood Vents – Comment & Inexpensive Draft Solution: Generally, you can choose between solid vents and vents that allow air flow, although some townships have disallowed the solid vents because of lack of air flow. Vented vents are much better at allowing a crawl space to breathe and avoid dampness, but unfortunately allow cold air in during the winter. Solid vents are fine if your lower level is full height (or close) and has windows, doors and garages, since these items offer plenty of air circulation.

There is a simple, inexpensive solution if your town doesn’t allow solid vents and you are concerned with cold air infiltration in the winter. Buy a piece of 2” thick Styrofoam at Home Depot or Loews and cut it to fit in the flood vent opening, which will block most of cold air from coming in. Just remember – if there is a flood, make sure you remove the Styrofoam before you leave the house, so the flood vents can work as they are intended.

2017 Scheduling & Priority projects – If you are stuck in a stalled project for whatever reason (contractor in jail or indicted, bankrupt, lazy, inept, no money, etc.) we can help you with a prompt evaluation of your situation. We do initial consultation and estimates immediately for projects that are stuck. It doesn’t change what happened to you in the past, but at least you’ll know how to get back on track, without chasing someone for a month to get an initial meeting and written estimate.

It’s Time to move on Fall 2017 Starts: Now is the time to start submitting for a September or October 2017 start. At this point, you should have agreements signed, engineering and design scope complete (or close), and be preparing plot plans and architecturals to submit to zoning & building for review. There’s no reason you can’t have an approved plan set of plans waiting at the township in July, August or September, awaiting receipt of your utility disconnect letters. Good planning doesn’t cost you any additional money, and the value to you is priceless. This is the type of service that you receive from us, and what you should expect from a good builder.

Seminar Review and our next Seminar: We had a great seminar on the 14th of June, and for the first time we streamed live on Facebook. We were joined by Jason Devooght (Devooght House Lifters), Kathleen Dotoli, Esquire and Dan Wheaton from Dan Wheaton Architects, and each gave an excellent presentation. As always, their attendance and input were appreciated by all and I thank them for their time. We had great attendance at the seminar with 7 groups of people attending (in addition to our speakers) for a total of over 20 people present, as well as another 30 or so on Facebook Live. There was a lot of great discussion about elevations, new homes and the details of determining the best route to take. As always, we’re glad we can help so many people with their construction and rebuilding issues.

Nearly Famous Rebuilding Seminar Wednesday August 16th, 2017 – On Facebook Live!

Our next Rebuilding Seminar will be held Wednesday August 16th, 2017 from 6 pm at the Tuscan Bar and Grill on Hooper Avenue in Toms River, across from the Ocean County Mall. We’ll also be streaming it on Facebook Live and be online if you want to email questions or comments while the seminar is under way. We had over 30 people join us on Facebook and were able to take questions from people who couldn’t make it to the seminar.

If you are planning a project, whether a new home, elevation or renovation, make sure you attend for tons of great information from our excellent speakers. It will really help you get started on the right track. We try to focus on Sandsters that are early in the process, and have not completed design work, or chosen a builder or architect.

Topics covered will include architectural and engineering planning, construction technique, RREM guidance, help with choosing the right builder and consumer safety cautions when dealing with him, advice on financing your project, comments and tips about home elevation and finally advice on how to buy a new home or sell your existing one. We also talk about RREM issues, (the lunacy of) managing your own project, the money builders really make on your project and ways to avoid delays and going over budget.

Warning: Don’t Deal with Anyone Who Looks You in the Eye and Tells You They’re Not Making Money on your Job!

A very smart person told me about 30 years ago, “Be very careful of anyone who tells you they are not making a profit, or are “losing money on your job”. I’ll never deal with someone who tells me that up front – and won’t keep dealing with a person or company who tells me that in the middle of their job. That’s some of the best advice I’ve ever received and it’s one of the rules we operate under at Dream. Other than profit, the only other motivation for a company to provide goods and services to another company or individual is altruism or love of humanity. With a little thought, we can demonstrate that true altruism may be the most selfish of activities (why else would you do something wonderful for nothing other than for the incredible feeling it gives you?), but that’s a topic for another day.

Suffice to say, we won’t deal with anyone who can’t demonstrate that they’re making a fair profit on our business. It’s foolish. If they’re not making money, who’s answering the phone when you call? You should heed this advice – if it’s too good to be true, it probably is and if it’s “free” it might wind up being very costly.

Communications – What Works, What Doesn’t and How to Improve – Repeat

We’ve spoken often about this topic but I can’t really focus on this enough. It is a crucial subject for any complex undertaking, whether it is construction or otherwise. Today we’ll focus on 2 aspects – written communication and field discussions.

I’m a reasonably intelligent person, but no one has ever nominated me for a Nobel prize in anything and I doubt anyone ever will. I’ve won hundreds of wars and thousands of battles from diligence, persistence, good communication and organization and precisely none due to brilliance or a perfect memory. I mention this because organization and written lists are vitally important. No one can remember everything.

Ben Franklin said, “The faintest pencil is better than the sharpest memory.”

If you don’t write things down, they effectively don’t exist. If one doesn’t commit thoughts and agreements to paper or email, they may as well not have occurred.

No matter how smart you are, unless you have total recall (some people do – I am not one of them), you must write things down for them to be completed.

New Dream Homes Team Member – Welcome to Lou A. Obsuth, Owner of Jersey Proud Modular

We have a new team member at Dream Homes who we’ve brought on to help us develop our modular home business as well as address many of our clients’ needs in northern Ocean county. We’ve been speaking with Lou for the last 2 years and he finally decided to fold his remaining construction operations into Dream Homes and come with us full time. Again, I’d like to welcome Lou to the Dream Homes family and really look forward to working together with him. Lou is a Point Pleasant resident for over 20 years and has successfully run Jersey Proud Modular with an office on Bridge Avenue for the last 8. He has a wealth of experience in modular and elevation construction, as well as sales and marketing and we’re glad to have him aboard. Dream Homes has hired Lou Obsuth as our  VP of Sales.  Lou has been successfully running a modular company, Jersey Shore Modular, for a number of years. Lou will now head our new modular division from our new showroom in Point Pleasant.   Dream has acquired four ongoing projects from Lou as well as an extensive existing prospect and client base. Lou is also a licensed electrician.

The new office and showroom in Point Pleasant will allow Dream Homes to better serve the northern Ocean / southern Monmouth region of New Jersey, and will complement the main office in Forked River.  The showroom offers a complete kitchen, bath, flooring and finish design center.

Construction Personnel Overview:

Dream Homes is led by its Chairman & CEO Vincent C. Simonelli, who has been directly involved in the development, construction and sale of over 2000 home and commercial projects since 1993 in New Jersey.  In addition to developing and building over 1600 single and multi-family units, Vince developed an additional 1000 units which were sold to other national builders.

In addition to Vince Simonelli, Dream Homes has three regional project managers, who manage construction projects in each of its three building regions.

Tim Tennis has over 30 years’ experience in both commercial and residential applications. In addition, Tim is or was licensed in all 3 mechanical trades (plumbing, electric and HVAC) and brings a wealth of structural experience to the table. Tim oversees and runs the busiest Dream region, which is the northern Ocean region and has directly overseen over 80 elevation and new home construction projects for Dream.

Jorge Sandoval has been with Dream Homes for four years and has extensive experience in residential renovations. Jorge has managed over 75 elevation and new home construction projects for the Company.

Michael Boccino is a recent addition to our construction management team and has over 35 years’ experience in both residential and commercial projects.  Michael also has extensive experience in management and construction of new home developments and will be overseeing one or more of the projects Dream Homes has in the pipeline.

Additionally, Dream Homes has three separate framing crews, its own plumbing crew, its own dedicated HVAC crew and a licensed electrician on staff.
