Hello and I hope that today finds you well and moving along with your project. 4th of July has come and gone and we are immersed in the humid days of a Jersey summer. Notwithstanding the heat and humidity, I can never quite figure why people leave the Jersey shore on vacation in the summer, when the summer is the reason we live here and put up with the high taxes, traffic and governmental nonsense in the first place. “Tis a mystery to me, truly it is…

Today, we have a number of thoughts for you. We let you know about our next Rebuilding Seminar on August 16th, being held live at Tuscan Bistro and streamed on Facebook Live. We mention our new IndieGogo campaign which we just launched to develop a waterfront property at the shore. We talk about planning for fall starts, and advise you to make sure you know if your contractor or builder wants to be in the elevation business any longer. We talk about new stupid process being inflicted upon us from the Big Four townships at the shore. We discuss our new Design Center at 2109 Bridge Avenue in Point Pleasant, where you can see modular home plans, kitchens, baths, flooring and tons of fixtures. We mention communication and organization notes to keep your project moving smoothly.

New Nonsense from the Big Four Townships (Brick, Toms River, Manahawkin & Little Egg): In a never-ending effort to complicate procedure and keep township employees gainfully (somewhat), inefficiently (most definitely) employed, the Big Four have now introduced yet another permit to the confusing mix that must be navigated to finish (or even start) a project. We now have a Mechanical Permit, and no one is quite sure of the reason for its existence. I’ve built about a zillion homes and renovations (really about 1900 or so) and until now, Mechanical fell under plumbing or building. Now we have a separate permit for furnaces, duct layout, venting, etc. Why? There’s no reason at all. We’re already submitting riser diagrams and duct layouts. The above requirements were quite adequately covered for decades under plumbing, building, electrical & fire, but now we have more paperwork, more frission (friction), more cost, and more delay and inspections, all for no purpose or gain. Abominable process. If we designed subdivisions along those practices the sewer, drainage and roads wouldn’t work.

Any procedure or ordinance that a township implements and arbitrarily inflicts upon the citizenry should be put to the same acid-test as any other policy change in a for-profit business. What is the cost? What is the benefit? What is the potential risk if nothing is done? Few township ordinances pass this test.

While we’re on a soapbox, and before we trip on the way down….

Soils Conservation permits are not required for elevation projects in any town other than Brick Township. Brick Township (who holds firmly to the belief that they operate ex cathedra outside of the same laws that we’re all stuck with) continues to insist that you spend $150 for an exemption letter stating that Soils approval isn’t needed. They’re the only ones. Completely bizarre. Thanks, Brick. Talk about a love/hate relationship.

Nearly Famous Rebuilding Seminar Wednesday August 16th, 2017 – In person and on Facebook Live!

Our next Rebuilding Seminar will be held Wednesday August 16th, 2017 from 6 pm at the Tuscan Bar and Grill on Hooper Avenue in Toms River, across from the Ocean County Mall. We’ll be joined by Kathleen Dotoli, Esquire, Jason Devooght (Devooght House Lifters) and one of our architects or engineers, and all give very informative presentations. We’ll also be streaming it on Facebook Live and be online if you want to email questions or comments while the seminar is under way. We had over 30 people join us on Facebook at the last seminar and were able to take questions from people who couldn’t make it to the seminar, which was an excellent addition to our program.

If you are planning a project, whether a new home, elevation or renovation, make sure you attend for helpful information from our excellent speakers. It will really help you get started on the right track. We try to focus on homeowners that are early in the rebuilding process, and have not completed design work, or chosen a builder or architect. We find that is where we can offer the most assistance.

Topics covered will include architectural and engineering planning, construction technique, RREM guidance, help with choosing the right builder and consumer safety cautions when dealing with him, advice on financing your project, comments and tips about home elevation and finally advice on how to buy a new home or sell your existing one. We also talk about RREM issues, (the lunacy of) managing your own project, the money builders really make on your project and ways to avoid delays and going over budget.

Key Questions of the Day to ask your prospective Builder or GC: Are you getting out of the elevation and renovation business? How committed are you to improving and developing better ways to complete renovation projects? Recently, we’re noticing a trend among some of our decent size competitors towards (quietly) moving away from the elevation and renovation business. Many companies have several lines of business and diversity (to an extent) is a healthy practice. Dream Homes has 3 divisions – elevation/renovation, new home development, speculative spot lot development (new) and kitchen & bath renovation. All are obviously related but distinctly different in many ways. All require field, technical, financial and administrative support.

While I am personally delighted when any of our competitors exit any portion of our business, I know why they’ve chosen to do so, and why they don’t volunteer that information to prospective clients. To address the second case first, no company, regardless of their preference, wants to turn away work. So even though the elevation/renovation portion of their business might be completely altered internally, they won’t share that fact with prospective clients. In other words, “We won’t pursue the work, but if it walks in the door, we’ll take it.”

As far as why companies are getting out of the elevation/renovation business? That’s simple. It’s difficult, unpredictable, time and resource consuming, complicated, fraught with change orders, and unknown, unforeseen circumstances. On top of all that it requires a greater amount of personnel than any other line of construction. One is essentially building custom homes one after another with blue prints that are being written as you move forward, filled with jack-in-the-box surprises. Few companies want to do it anymore – new residential and commercial construction is immensely easier. I predicted this occurrence 4 years ago – and now that it’s more difficult to steal money from panic stricken homeowners, you are left with real companies making measured decisions whether to engage in a line of business. Many are opting out due to the reasons I’ve outlined above.

In addition, most general contractors and builders are unwilling to provide turn-key elevation/renovation projects. It’s messy, requires diverse skill sets and deep administrative support and places all responsibility for everything directly on the builder’s shoulders. Dream regularly perform turn-key renovation and design build projects and will remain as one of the best, solid companies in the years to come.

Why does this matter to you? If a company isn’t committed to being in the line of work for which you are contracting, they will not support it correctly during and after the project. In the last month alone, we’ve seen no less than 11 project managers and 8 support staff let go from several companies, because the companies are leaving the elevation/renovation business. That means less resources (personnel and otherwise) devoted to your project. Currently at Dream Homes, we’ve been actively hiring carpenters, helpers, marketing and support staff for (it seems like) years. We’re committed to the elevation /renovation business and improve every single day – our commitment to provide additional, better resources to our clients is ongoing.

Moral of the story: Try and avoid working with any company not committed to the type of project you are undertaking. Ask to see current projects being started.

Notes – Permit fees, Design & Hiring Your Own Architect: Generally, permit fees are paid by the homeowner, since they can’t usually be determined at the start of a project. Design & architectural fees are usually itemized separately and are (for us) a pass-through cost. In other words, we oversee the entire design process and it costs our clients the same (usually much less) amount of money than if the homeowner deals with the architect directly. This also results in significant savings in both construction design and redesign fees. Remember – the person who is going to build the project should be involved in the design from inception, so practical best practices can be designed in from the start.

Decks and an important note: Crowning your deck boards: If you are building a pressure treated deck, make sure all the deck boards are “crowned” correctly, with the arc of the grain facing down. If you don’t do this, when the board fully dries, it will cup and form a gentle arc with water pooling on the deck board instead of draining away. Look at the end of the board to make sure the arc of the grain is facing down. Any boards not installed correctly should be removed and replaced in the right way.

Need to Phone a Friend? Need a Rescue? 2017 Scheduling & Priority projects – If you’re stuck in a stalled project for whatever reason (contractor in jail or indicted, bankrupt, lazy, inept, no money, etc.) we’ll help you with a prompt evaluation of your situation. We do consultation and estimates immediately for projects that are stuck. It doesn’t change what happened to you in the past, but at least you’ll know how to get back on track, without chasing someone for a month to get an initial meeting and written estimate. As a note, often we’re the only company willing to finish projects that have been abandoned.

It’s Time to move on Fall 2017 Starts: Submit your permits now for a September or October 2017 start. At this point, you should have agreements signed, engineering and design scope complete (or close), and be preparing plot plans and architecturals to submit to zoning & building for review. There’s no reason you can’t have an approved plan set of plans waiting at the township in August or September, awaiting receipt of your utility disconnect letters. Good planning doesn’t cost you any additional money, and the value to you is priceless. This is the type of service that you receive from us, and what you should expect from a good builder.

How to Keep track of your project, change orders and agreements while in process:

If you don’t write things down, they don’t exist. If one doesn’t commit thoughts and agreements to paper or email, they may as well not have occurred.

No matter how smart you are, unless you have total recall (some people do – I am not one of them), you must write things down somehow for them to be completed.
